When it comes to describing the enduring appeal of the quieter, tree-lined streets and parks of this northern Mount Vernon neighborhood, two words come immediately to mind: location and value.

“It’s a walk-to-the-train neighborhood and a very quick commute to Manhattan,” says Alice Regan, a licensed salesperson with Julia B. Fee Sotheby’s International Realty in Bronxville. “It’s also very attractive in the sense that it’s close to a lot of parkways.”

She adds that the casual-dining scene is a draw for the community, with a bevy of top eateries, including Johnny’s Pizzeria (cash-only, please), the Caribbean-themed Ripe, King’s Southern Delight, for the quintessential soul-food experience, Fleetwood Bakery (no-joke lobster tails), and the outside-the-box Ice Cream Factory, for those with serious sweet-cred. Throw in quaint parks and playgrounds, and you wind up with a fun, affordable community.

“What might be $600,000 in Fleetwood, you’re going to pay $1 million and up in Bronxville, Pelham, or Scarsdale,” Regan notes. The neighborhood also offers some real architectural splendor, with many older, stately Victorian homes that appeal to city dwellers looking for more space at an affordable price. The median sales price for Fleetwood homes is $484,551 — making it one of the best deals in the region.
