The promise of a low-maintenance, low-tax, luxury lifestyle has lured many a Westchesterite to trade in the big family home for one of the plethora of new-construction townhome, condo, or high-rise options that have popped up all over the county in the last few years. Where that hasn’t been as easy to do, however, is in Northern Westchester — and that’s where Somers Crossing is filling a niche.
Designed and constructed by Boniello Development, Somers Crossing — located on Route 100 in Somers — comprises 66 luxury townhomes, available in four different models. The two- or three-bedroom residences range from roughly 2,000 square feet to 3,000 square feet, come with two-car garages and full basements, and boast top-of-the-line materials and technology, including engineered flooring systems, custom cabinetry, quartz countertops, LED lighting, Energy Star appliances, and geothermal HVAC. Prices range from $789,000 to $999,000. The complex also offers a fitness center and clubhouse with a large social-gathering room and outdoor entertainment area.
The lack of new townhomes in the area has been a strong selling point for Somers Crossing, which at press time already had 20 units sold (move-in started at the end of the summer), according to Jim Boniello, director of sales, marketing, and customer relations for Boniello Development. Interest from the empty-nester group has been particularly strong. “A lot of people in this area still have kids nearby, and they want to stay here [after downsizing] but haven’t had the right option before,” he explains. The low-for-Westchester taxes at Somers Crossing — roughly $10,000 to $12,000 annually — have been another big draw, he says.
Boniello expects the complex, which is in walking distance to a nearby shopping center, to be fully completed in about three years. Model homes are currently available for viewing and nine residences have been constructed.
