Blueprint: Woodstock Park overlooks the Hudson River and the Palisades in the center of Northwest Yonkers. In 1911, the area was purchased as an estate of the New York-Maryland Province of the Jesuit Order and was used as a Jesuit seminary. When the Jesuits left Yonkers, the property was subdivided into an area called Woodstock-on-Hudson. The area of Northwest Yonkers that surrounds Woodstock Park was home to wealthy New York City residents who sought respite from the crowds and pollution of Manhattan.

Façade: Woodstock Park features elegant homes dating back to the late 19th century and newer houses built in the post-WWII era. Virtually every east-west street has a view of the Hudson and sunsets over the Palisades.

Foundation: The Old Croton Aqueduct runs through the area, offering an ideal backdrop for walks, runs, or bike rides. Along with beautiful Untermyer Park and Gardens on North Broadway, Northwest Yonkers houses one of the best kept gems in the city: the Amackassin Club, the second-oldest continuously operating tennis club in the US. The north end of Palisade Avenue has stores, restaurants, a bar, salons, and more.   

Recent Reno: The Boyce Thompson Center building has been restored and will include more than 10,000 sq ft of medical space, restaurants, and retail. Restaurants include Fortina, The Taco Project, a Japanese restaurant, and a high-end coffee chain, as well as Plush Blow Dry Bar.

Trending: “Prices in Northwest Yonkers have gone up more than 5 percent since 2015, and I expect them to continue to rise with the shortage of inventory,” says Jean Tickell, associate broker with Better Homes and Gardens Rand Realty.

Selling Points: Grand houses with views of the Hudson and Palisades, near a fast-developing retail area. Close to the Saw Mill and 20 minutes to Grand Central.

Trade-off: It’s at the highest point in Yonkers and has many steep hills.

Starting Point: $276,000 for a 2-bedroom, 800 sq ft ranch

Topping Out: $999,000 for a 4-bedroom, 3,200 sq ft Colonial

Best For: families, empty nesters

Need to Know: Busing is required to achieve integration. One-quarter of the city’s 29,000 school-age children attend parochial or private schools.

Fast Fact: Northwest Yonkers and Woodstock Park are the backdrop for a number of movies and TV shows, including The Blacklist, Mona Lisa Smile, and The Following.

Assessment: short commute, great value, river views.
