Westchester is currently experiencing a boom of new and updated construction, especially in luxury and mixed-use housing markets in efforts to rejuvenate many of our county's sleepier neighborhoods.

For Pelham, this revitalization comes in the form of a new 16-unit luxury residence, Colonial Court. Premier local housing developer Elk Homes is constructing the four-story building, which began leasing units on May 31 with a target occupancy of August.

Colonial Court is located at 8 Boulevard West, a short walk from the Metro-North train station, The Picture House, Pelham Public Library, Wolfs Lane Park, and numerous other attractions. With a host of new residents entering the Pelham community, the town is hopeful that local restaurants and stores see a rise in sales and activity.

“We are very pleased to be nearing completion of this exciting new luxury development which is the first of its kind in the village in decades,” says Elk Homes Chairman Gary Hirsch. “Colonial Court will bring new energy to the downtown and help drive the revitalization of Pelham.”

It's clear that Colonial Court will attract a great deal of leasing activity in the near future. The building offers numerous amenities for tenants to enjoy, including chef’s kitchens, spa marble baths, walk-in closets, and private terraces in each housing unit. Additionally, there is a full fitness center, pet spa, and rooftop view of the Manhattan skyline.

Monthly rents for the apartments vary depending on the number of bedrooms and size of each unit. For two-bedroom plus den units, rent starts out at $5,800. Three-bedroom, three-bath apartments begin at $6,200. (There is also a large one-bedroom plus den, which will go for apaltry $3,700 per month.)

“We have seen strong demand for professionally managed, large luxury rental units for a long time in Pelham and until now, we didn’t have anything to offer that market,” explains Holly Mellstrom of Julia B. Fee Sotheby’s, the exclusive listing agent for the building. “What an exciting development for the town!”
